How to check Uttar Pradesh land records on the UP Bhulekh portal, what the Khatauni and Khasra show, and why a land record alone does not prove clear title.

How-To Guide · Uttar Pradesh Land Records

You are about to buy, sell, or inherit land in Uttar Pradesh, and the first thing everyone asks for is the Khatauni. You can check Uttar Pradesh land records online on the UP Bhulekh portal by owner name, khasra (plot) number, or khata number, and the record shows who is entered as the landholder, the plot area and the type of land. But a land record is not proof of clear title, so a careful buyer also checks encumbrances and any court cases on the land. This guide covers both. It was last verified in October 2026.

The short answer
  • Where to check: the official UP Bhulekh portal (upbhulekh.gov.in), free, by owner name, khasra number, or khata number.
  • What it shows: the Khatauni (record of rights) and Khasra, meaning the holder, plot, area, and land type as recorded.
  • What it does not show: clear title, loans on the land, or pending court cases.
  • Before you buy: also check encumbrance and run a party-name court case check.

01Why Uttar Pradesh land records confuse people

Uttar Pradesh has a very large number of land parcels, many of them split among family members over several generations. That makes a simple question hard: whose name is on this land today?

Many names, many plots

One village can have hundreds of khasra numbers, and one landholder can hold shares in several of them. Names are often spelled in different ways in Hindi and English, which makes searching by name tricky.

The portal answers one question, not all

The official UP Bhulekh portal is run by the state government. It is the right place to see the entry in the revenue record. It is not built to tell you whether the land is under dispute, mortgaged, or tied up in a court case.

Buyers often stop too early

Many buyers see a clean Khatauni, feel safe, and pay. A clean entry only shows what the revenue record says. It does not show a pending suit, a sale made by someone else earlier, or a loan secured on the plot.

A Khatauni tells you who the revenue record names as the holder. It does not tell you whether that person can safely sell.

02What Khatauni and Khasra mean

Uttar Pradesh land records are kept as a few linked documents. The two you will see most are the Khatauni and the Khasra.

  • Khatauni (record of rights, also called Adhikar Abhilekh): a record of holdings. It lists the landholder (khatedar) under a khata number, with the plots held, area, and shares.
  • Khasra: a plot-wise record. It gives the details of one plot (khasra number), such as its area and the land type, and who is in possession as recorded.
  • Bhu Naksha: the village map showing where each plot sits.

In simple terms, the Khasra is about the plot, and the Khatauni is about the holder. You often need both to confirm that a plot and an owner really match.

Check the exact record name

Record names and menu labels on the portal can change, and the same record may be called by more than one name in Hindi and English. Always match what you see on the live portal. This guide uses Khatauni (record of rights) and Khasra as the common names.

03How to check Uttar Pradesh land records on UP Bhulekh (steps)

You can check a land record for free on the official portal at upbhulekh.gov.in. The steps below follow the usual flow. Screens can differ slightly, so follow the labels you see.

  1. Open the portal. Go to the official UP Bhulekh site and choose the option to view the record of rights (Khatauni) or the Khasra.
  2. Select the location. Pick the district, then the tehsil, then the village from the drop-down lists.
  3. Choose how you want to search. Search by owner (khatedar) name, by khasra number, or by khata number.
  4. Enter the details. Type the name, khasra number, or khata number. For names, try both Hindi and common English spellings.
  5. Enter the captcha and submit. The portal shows matching results.
  6. Open the record. Click the matching entry to view the details, then note the khata, khasra, area, and holder names.
  7. Save a copy. Note down or save the record for your file. Treat the online view as information, and check what is accepted as an official copy for your purpose.

If the village or plot does not appear, the usual causes are a wrong spelling, a changed village name, or a record that is still being digitised. In that case, ask the local tehsil or lekhpal office.

04Search methods compared

Different search methods suit different situations. Use the one that matches what you already know.

Search methodWhat you needBest whenWatch out for
By owner (khatedar) nameDistrict, tehsil, village and the nameYou know the seller but not the plot numberSpelling variants in Hindi and English; many people share one name
By khasra numberDistrict, tehsil, village and khasra numberYou have the plot number from a sale paperA plot may be split or renumbered after consolidation
By khata numberDistrict, tehsil, village and khata numberYou want the full holding of one landholderA khata can cover many plots and many joint holders
By plot or location on the mapVillage and plot position (Bhu Naksha)You want to confirm where a plot physically sitsThe map view is for location, not a legal boundary survey

For a purchase, a good habit is to search by both the plot number and the seller name. If they do not agree, stop and ask why.

05Mutation (dakhil-kharij) vs a record update

Mutation means changing the name in the revenue record after a transfer, such as a sale, a gift, or an inheritance. In Uttar Pradesh this is commonly called dakhil-kharij, or namantaran in Hindi.

Mutation is not the same as ownership

A mutation entry updates who pays land revenue and who the revenue record shows. It does not by itself create or cure title. Title comes from a valid transfer, such as a registered sale deed, or from succession.

A record update is a different thing

A record update may fix a mistake, such as a wrong area, a spelling error, or a missing co-holder. It is a correction to the entry, not a transfer of rights.

Why timing matters

After a sale, the name may stay on the old holder for weeks or months until mutation is done. So a buyer who checks the Khatauni right after a sale may still see the seller. To follow the mutation process and status, see our guide on how to check property mutation status.

06Land record vs clear title: what else to check

A land record is evidence about the revenue entry. Clear title needs more checks. Before you pay, go through these.

  • Chain of title: read the earlier sale deeds or succession papers that lead to the present holder.
  • Encumbrance: check for loans, mortgages, or earlier registered dealings on the plot. See how to download an encumbrance certificate.
  • Possession: visit the land and confirm who actually uses it.
  • Co-holders and heirs: in joint or inherited land, every share-holder usually needs to join the sale.
  • Court cases: check whether the land, the seller, or the previous owners are parties in any suit or dispute.

The court case check is the one people skip most often, because revenue portals do not show it. A pending civil suit or a partition case can affect your purchase even when the Khatauni looks perfect.

Not legal advice

This guide is general information. For a high-value purchase, have a lawyer review the documents and confirm the position on the ground.

07Where Claw fits

Claw does not replace UP Bhulekh. The government portal is the source for the revenue record, and Claw is not that portal. Claw helps with the step that comes after: finding out whether there are court cases linked to the land or the people involved.

Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.

For property due diligence, you can search by party name, meaning the seller, the previous owners, or the buyer, to see whether they appear in court matters. Claw covers 9,102 forums and over 30 crore judgments, and results come back in under 5 seconds. Before you buy, create a free Claw account to check any court cases on the land or the parties by name (property litigation and entity check). Claw has a free plan for individual advocates and individuals, while team and enterprise plans are paid.

If you check many names or plots, see bulk litigation search and monitoring and the legal due diligence API for programmatic checks.

09Frequently asked questions

How do I check land records in Uttar Pradesh online?

Open the official UP Bhulekh portal, select the district, tehsil and village, and search by owner name, khasra number, or khata number. The portal then shows the Khatauni or Khasra entry. Confirm the current menu labels on the live site.

What is a Khatauni in Uttar Pradesh?

A Khatauni is the record of rights for a landholder. It lists the khata number, the plots held, the area, and the holders. It is about the holder, while the Khasra is about a single plot.

Is the UP Bhulekh land record proof of ownership?

No. It shows what the revenue record says, not clear title. Title depends on a valid chain of transfers. A buyer should also check the sale deeds, encumbrance, possession, and any court cases.

What is dakhil-kharij or mutation?

Dakhil-kharij (namantaran) is the change of name in the revenue record after a sale, gift, or inheritance. It updates the record but does not by itself create or cure title.

How can I check if there is a court case on a piece of land?

Revenue portals do not show court cases. You can search the names of the seller and earlier owners in court records. Claw lets you check court cases by party name, and a free account is enough to start. Claw is not the government land portal.

Is it free to check Uttar Pradesh land records?

Viewing a record on the UP Bhulekh portal is free to the public as of our October 2026 check. Fees may apply for certified copies or other services, so confirm on the official site.
