TNRERA Complaint & Project Status: How to Check Online (Tamil Nadu, 2026)
A plain guide to checking a TNRERA complaint status or a project registration on the official portal, how the two differ, and where to go if the order is appealed.
How-To · Tamil Nadu RERA
To check a TNRERA complaint status, open the official Tamil Nadu RERA portal, search the complaints section by complaint number or party name, and read the stage and next date. A project or agent registration is checked in a different section of the same portal. A complaint is a dispute. A registration is a licence record. Mixing them up is the most common reason people think they have found nothing. Claw can track RERA and Tamil Nadu REAT matters by party name with alerts, once you create a free account.
- Complaint status: search the complaints section of the TNRERA portal (tnrera.in) by complaint number or party name.
- Registration status: use the registered projects and agents section, a different search.
- Appeals: go to the Tamil Nadu Real Estate Appellate Tribunal (TNREAT), within sixty days under Section 44.
- Tracking: a free Claw account tracks TNRERA and TNREAT matters by party name with alerts.
01Why TNRERA status is hard to find
Homebuyers and lawyers in Tamil Nadu often cannot tell where a RERA matter stands. The reason is that one project can leave several records in several places.
One authority, several records
The Tamil Nadu Real Estate Regulatory Authority (TNRERA) registers projects and agents, hears complaints, and passes orders. Each of these sits in a different part of its portal. A search in the wrong part shows nothing, even when the matter exists.
Names are not written the same way
A promoter may be a company, an LLP or a partnership firm, and the same builder can appear under slightly different names. A search by the exact name you remember can miss the record. Try short forms of the name, and search with fewer words.
The matter can move on
After TNRERA passes an order, either side can appeal. The appeal does not appear in the TNRERA complaint record. It lives with a separate body, the Tamil Nadu Real Estate Appellate Tribunal. If you only watch TNRERA, you can miss what happens next.
Always confirm on the official portal
Portals change their layout and sometimes their address. The steps below describe the usual flow. If a menu name differs, look for the closest match.
02Complaint, registration and order: three different searches
Before you search, decide which of three things you actually want to find.
| What you want | What it is | Where to look |
|---|---|---|
| Complaint status | A dispute filed by an allottee or another person against a promoter, agent or allottee, usually under Section 31 of the RERA Act, 2016 | Complaints section of the TNRERA portal |
| Registration status | The record that a project or real estate agent is registered with TNRERA, with its details and validity | Registered projects and agents section of the TNRERA portal |
| Order | A decision passed on a complaint or application, which can be downloaded once uploaded | Orders or complaint record on the portal |
Registration status tells you whether a project is legally allowed to be sold. Complaint status tells you whether a dispute against it is moving. A project can be registered and still have complaints against it. Both checks are useful before you buy.
Claims for compensation can go to the adjudicating officer, while other complaints go to the Authority. The portal shows which route your complaint took.
A complaint is a dispute. A registration is a licence record. They are checked in different places.
03Steps: check a TNRERA complaint status online
You can check a TNRERA complaint without logging in on the official portal. Use these steps.
- Open the official site. Go to tnrera.in and open the complaints section.
- Choose how to search. Use the complaint number if you have it. If not, search by the complainant name or the respondent (promoter) name.
- Open the record. Click the matching entry to see the parties, the project and the stage.
- Note the next date. Write down the next hearing date and any direction given.
- Look for orders. If an order is uploaded, download it and save a copy.
Keep your complaint acknowledgement or number safe. It is the fastest way to find the record. If the number does not return a result, search by party name and try a shorter version of the promoter name.
If you filed offline, the record can take time to appear online. Ask the TNRERA office for the number, and check again after a few days.
04Steps: check project or agent registration in Tamil Nadu
A registration check shows whether a Tamil Nadu project, promoter or real estate agent is registered with TNRERA. Do this before paying any booking amount.
- Open the registered projects section on the TNRERA portal.
- Search the project. Use the project name, the registration number, the promoter name or the district.
- Open the project page. Check the promoter name, the location, the registration number and the validity dates.
- Compare with the brochure and agreement. The promoter name and project name should match what you were shown. The registration number should be printed on advertisements.
- Check agents the same way. Use the agents section and search by agent name or registration number.
If you cannot find a project, do not assume it is fraudulent. Try another spelling, or the promoter name. But a project that is advertised for sale and cannot be found anywhere is a warning sign, and you should ask the seller for the registration number in writing.
05Methods to check TNRERA status compared
| Method | What it checks | Login needed | Alerts | Best for |
|---|---|---|---|---|
| TNRERA official portal | Complaints, registered projects, agents, orders | Not for public search | No | A one-time check of a single matter |
| TNREAT official portal | Appeals before the Tamil Nadu Real Estate Appellate Tribunal | Not for public search | No | Checking what happened after an appeal |
| Calling or visiting the TNRERA office | Complaint number, hearing date, filing queries | No | No | Offline filings and missing records |
| Claw (free account) | Tracks RERA and Tamil Nadu REAT matters by party name | Yes, free account | Yes, WhatsApp and email | Following many matters without repeat searches |
For a single check, the official portal is enough. The effort grows when you follow several matters, or a matter that may move to the Tribunal.
06After the order: the appeal route to TNREAT
An order of TNRERA or its adjudicating officer can be appealed to the Tamil Nadu Real Estate Appellate Tribunal (TNREAT). The Tribunal is set up by the State Government under Section 43 of the Real Estate (Regulation and Development) Act, 2016, and sits in Chennai. It also acts as the appellate tribunal for Puducherry.
The time limit
Section 44 of the Act allows an appeal within sixty days of receiving the order. The Tribunal can accept a late appeal for sufficient reason. Do not rely on this. Take legal advice quickly after an order.
The deposit rule
If a promoter appeals an order that asks for payment, the law requires the promoter to deposit the amount first. A promoter appeal can be refused if this is not done. Allottees are not subject to this condition.
Where to look
The Tribunal has its own official portal at tnreat.tn.gov.in, which lists cases, cause lists and orders. Search by appeal number or party name. A party name that matched in TNRERA should usually match here, but the case number will be new.
From the Tribunal, a further appeal lies to the Madras High Court. For tracking beyond this stage, see our guide on tools for tracking cases beyond NJDG.
07Common problems and fixes
- The complaint number gives no result. Search by party name. Check that you used the number format shown on your acknowledgement.
- The promoter is not found. Try a shorter name, the registered company name, or the project name instead.
- The status has not changed for weeks. Portals are not always updated in real time. Confirm the next date with the TNRERA office.
- You found an order but cannot tell if it was appealed. Search the TNREAT portal by the same party names.
- The matter is a loan or recovery dispute. That is a different forum. If you are a lender checking litigation exposure, see litigation search for NBFCs and banks.
