How to check a TG-RERA complaint status and a project or agent registration on the official Telangana portal, what each status means, and where to go if you need to appeal.

How-To · RERA Status · Telangana

You filed a complaint against a builder in Hyderabad, or you are about to pay for a flat, and you cannot tell what is happening on the TG-RERA portal. The portal has separate places for complaints, project registrations and orders, and people often search the wrong one. To check a TG-RERA complaint status, open the official portal, use the complaint search with your complaint number or party name, and check project or agent registration in a separate search. Claw, with a free account, can also track RERA and Telangana REAT matters by party name with alerts.

The short answer
  • Official source: the TG-RERA portal at rera.telangana.gov.in.
  • Complaint status: search by complaint number or party name in the complaints section.
  • Registration status: a separate search for projects, promoters and agents.
  • Appeals: go to the Telangana REAT, generally within 60 days of the order.
  • Tracking: a free Claw account lets you track TG-RERA and Telangana REAT matters by party name with alerts.

01Why checking TG-RERA status is confusing

TG-RERA is the Telangana State Real Estate Regulatory Authority. It was set up under the Real Estate (Regulation and Development) Act, 2016, and it runs one portal for several very different jobs.

One portal, many records

The same website holds project registrations, agent registrations, complaints and orders. Each has its own search and its own kind of result. If you look for a complaint inside the project search, you will find nothing and may wrongly think your case is not on record.

Names and numbers do not always match

Builders trade under many names. A project may be listed under an LLP, while your agreement names a company. If you only search one spelling, you can miss the entry. Try the project name, the promoter name and any short forms.

Status is not the same as outcome

A line such as "pending" or "heard" only tells you the stage. It does not tell you who is winning, and it does not tell you if the other side has already gone to the appellate tribunal.

A TG-RERA complaint status tells you where your case is. A project registration status tells you whether the project is allowed to sell. They are two different checks.

02Complaint status vs registration status vs order search

Before you search, decide which question you are asking.

  • Complaint status: what is happening in a dispute filed against a promoter or agent. It shows the stage, hearing dates and any interim direction.
  • Registration status: whether a project, promoter or real estate agent is registered with TG-RERA, with the registration number and validity. This is what a buyer checks before booking.
  • Order search: the written decision on a complaint. Look here for directions on refund, interest, possession or penalty.

Under the RERA Act, a complaint about violations is made to the Authority under Section 31. Claims for compensation are generally decided by the Adjudicating Officer under Section 71. Do not mix up the two when you read the portal.

03Steps to check a TG-RERA complaint status online

Follow these steps on the official portal. Menu names can change, so use the wording as a guide.

  1. Open the portal. Go to rera.telangana.gov.in. Check the address bar so you know you are on the official site.
  2. Go to the complaints section. Look under Citizen Corner or the complaints menu. If you filed the complaint yourself, you may need to log in with the user ID you created as a complainant.
  3. Search by complaint number. This is the fastest route. Enter the number exactly as it appears on your acknowledgement.
  4. Or search by party name. Try the complainant name and the promoter name. Use more than one spelling.
  5. Read the result. Note the stage, next hearing date and any order. Download the order if one is uploaded.
  6. Save the details. Write down the complaint number, project name and hearing date, so you can follow up.

Keep your acknowledgement

Always keep the acknowledgement or complaint number you received when you filed. It makes every later search much easier.

04Steps to check a project or agent registration

This check is about the project, not a dispute. It is the first thing a buyer should do.

  1. Open the registered projects search. On the TG-RERA portal, find the list of registered projects, promoters or agents.
  2. Search by project name, promoter name or registration number. If the builder gave you a RERA number in the brochure or agreement, search with that number first.
  3. Match the details. Check that the promoter, location and registration number match your documents.
  4. Check validity. A registration has an end date. If the date has passed, ask whether an extension was granted.
  5. Look at the project page. Check the approvals and disclosures filed by the promoter, as shown on the portal.
  6. For agents, confirm the agent is registered before you pay a brokerage or booking amount through them.

06If you lose or win: the appeal route to the Telangana REAT

A TG-RERA order is not always the end. Under Section 43 of the RERA Act, each state must have an Appellate Tribunal. In Telangana this is the Telangana Real Estate Appellate Tribunal, called the Telangana REAT.

  • An appeal against an order of the Authority or the Adjudicating Officer goes to the Tribunal under Section 44.
  • The general time limit is 60 days from the date the order is received.
  • A promoter who appeals against an order of the Authority has to deposit certain amounts before the appeal is heard, as set out in the proviso to Section 43(5).
  • A further appeal on a question of law lies to the High Court under Section 58.

Because the Telangana REAT hears the appeal as a new matter with its own number, searching the RERA complaint number alone will not show it. Search by party name as well.
