RERA Case and Complaint Status: How to Check Online, State by State (2026)
There is no single national portal for RERA cases. This guide shows how to check a RERA complaint or case status on your state portal, how it differs from project registration status, and what to do after an order.
How-To Guide · RERA Status
You filed a RERA complaint against a builder, or you are the builder defending one, and now you want to know where the matter stands. The difficulty is that RERA is state-wise, so there is no single national portal where you can type a case number and see the result. This guide explains how to check a RERA complaint or case status on the right state portal, how that differs from project registration status, and what to do after an order.
- Where to check: the RERA portal of the state where the project is located. There is no single national case portal.
- What you need: usually the complaint number, or the complainant or promoter name.
- Not the same thing: complaint status is different from project or agent registration status.
- Appeal route: the state Real Estate Appellate Tribunal, within the time limit in the Act.
- Many matters: Claw helps track RERA and tribunal matters by party name.
01Why RERA status is hard to find
To check a RERA complaint or case status, you go to the RERA portal of the state where the project sits and search under its complaints or case status section. The catch is that every state has its own authority and its own website.
There is no single national case portal
The Real Estate (Regulation and Development) Act, 2016 asks each state or Union Territory to set up its own Real Estate Regulatory Authority. Each one runs its own portal, with its own menus, search fields and update habits. As far as we could verify, there is no one national site that shows RERA complaint status for all states.
Portals look different and change often
One state may call the page Complaint Status. Another may call it Case Status, Orders or Hearing Details. Some let you search by complainant name. Others need the exact complaint number. Websites are also redesigned from time to time, so a link that worked last year may now land on a new page.
The same word means different things
People say RERA status and mean three different things: a complaint status, a project registration status, or an agent registration status. Searching in the wrong section is the most common reason people feel the portal has no record of their matter.
RERA is state-wise. To check a complaint status, you need the right state portal, the right section, and the right number.
02Complaint status vs registration status
Complaint status tells you what is happening in a dispute, while registration status tells you whether a project or agent is registered. They sit in different places on the portal.
Complaint or case status
This is about a dispute filed with the Authority, usually a complaint by a homebuyer against a promoter under Section 31 of the Act. It shows the complaint number, parties, hearing dates and orders. It changes as the matter moves.
Project registration status
This shows whether a real estate project is registered with the Authority, its RERA registration number, validity and promoter details. People search this before buying a flat. It is not a case status.
Agent registration status
Real estate agents also have to register. Their registration is checked in a separate agent section, and it tells you nothing about any complaint.
| What you want to know | Where to look on the state portal | What you need |
|---|---|---|
| Status of my complaint | Complaint status or case status | Complaint number, or party name |
| Is this project registered | Registered projects search | Project name or RERA registration number |
| Is this agent registered | Registered agents search | Agent name or registration number |
| Orders passed in a matter | Orders or judgments section | Complaint number, project or party name |
03Steps to check RERA complaint status
The steps below work on most state portals. Names of menus will differ a little.
- Identify the state. Use the RERA of the state where the project is located, not where you live.
- Collect your details. Keep the complaint number or acknowledgement slip, project name, promoter name and filing date.
- Open the official portal. Use the state government or authority website, and avoid third party sites that ask for fees to show status.
- Go to the complaints section. Look for Complaint Status, Case Status, Hearing or Orders.
- Search. Enter the complaint number. Where allowed, search by complainant or promoter name.
- Read the result. Note the current stage, next date of hearing and any order uploaded.
- Download the order. Save the PDF. You will need it for execution, recovery or appeal.
Tip
If the portal shows nothing, try the number without spaces or slashes, then try the party name. Also check whether the matter was filed before the Authority or before the Adjudicating Officer, since compensation matters may be listed separately.
04State RERA portals and where to check complaint status
The table lists the main state portals. Always start from the official home page and open the complaints section from there, since inner page addresses change often.
| State | Authority | Official portal | Where to look |
|---|---|---|---|
| Maharashtra | MahaRERA | maharera.maharashtra.gov.in | Complaints section; complaint tracking through your login. See our MahaRERA complaint status guide |
| Uttar Pradesh | UP-RERA | up-rera.in | Complaints tab, then Complaint Status, using the complaint number |
| Karnataka | K-RERA | rera.karnataka.gov.in | Complaints section, Case Status, by case number or name |
| Tamil Nadu | TNRERA | rera.tn.gov.in | Complaints and orders sections |
| Gujarat | GujRERA | gujrera.gujarat.gov.in | Complaints and judgments sections |
| Telangana | TS RERA | rera.telangana.gov.in | Complaints and orders sections |
| Delhi | Delhi RERA | rera.delhi.gov.in | Complaints and orders sections |
Other states and Union Territories have their own authorities too, and a few smaller ones use a shared or interim arrangement. If your state is not listed, search for its RERA name on the state government website.
05If the matter goes to appeal: the RERA Appellate Tribunal
If you are not happy with an order of the Authority or the Adjudicating Officer, the next step is an appeal before the state Real Estate Appellate Tribunal. The Act provides for this under Section 43.
Time limit
An appeal is generally to be filed within 60 days from the date the order is received, and the Tribunal can allow a short delay for good reason.
Deposit condition for promoters
A promoter who appeals against an order that asks for payment generally has to deposit a part or the full amount first. Check the exact condition with your counsel.
After the Tribunal
A further appeal lies to the High Court on a question of fact or law, as the Act provides. Orders that are not complied with can also lead to recovery steps through the state authorities. Status for the Tribunal is usually on the same state portal, or on a linked Tribunal page, so check there first.
06Common problems and how to fix them
- No result found. Check you chose the right state, then try the complaint number in a different format, then the party name.
- Portal is slow or down. Try again later in the day. Save the order PDF as soon as you can download it.
- Status not updated. Portals can lag behind the hearing. Check the daily orders or cause list section, and confirm with the Authority office if the date is near.
- Matter moved forum. After an order, parties often go to the Appellate Tribunal, a High Court or a consumer forum. Check those separately. Our guide on the move from Confonet to e-Jagriti covers consumer matters.
- Many matters across many states. A lender, builder or law firm with many RERA matters finds that checking each portal by hand is slow and easy to miss. A single list of all matters is the fix.

07Where Claw fits
Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.
For RERA matters, Claw does not replace the state portal as the official source. What it adds is one place to follow matters when you have many of them across states and forums. Claw tracks matters across 9,102 forums, and search results come back in under 5 seconds. You can look up a matter by party name, and get alerts when the next date or an order appears. For a team that manages more than a few RERA files, this saves the daily round of opening seven portals. See also our guide to RERA case management software.
Create a FREE Claw account to track RERA and tribunal matters by party name. The free plan is for individual advocates. Teams and enterprises are on paid plans.
