Property Registration & Stamp Duty in Gujarat (Garvi (Gujarat Registration)): Charges and Process (2026)
How to register a property in Gujarat on Garvi, what stamp duty and registration fee you pay, which documents you need, and the check most buyers skip.
How-To · Gujarat Property Registration
To register a property in Gujarat, you book a slot on Garvi (Gujarat Registration), pay the stamp duty and the registration fee, and then go to the Sub-Registrar office with the buyer, the seller and two witnesses to sign and get the registered deed. For a sale deed, the commonly quoted charges are 4.9% stamp duty and 1% registration fee, with the registration fee waived for women buying in their sole name. Check the current rates on the official portal before you pay. And before any of this, check the title, the encumbrance and any court cases on the property and the parties. Registration makes a deed legal. It does not make the title clean. This guide was last verified in October 2026.
- Portal: Garvi (Gujarat Registration) at garvi.gujarat.gov.in for data entry, payment and appointment booking.
- Typical charges on a sale deed: 4.9% stamp duty plus 1% registration fee, with the fee waived for women as sole buyers. Confirm on the portal.
- Duty base: the higher of sale price and jantri value.
- At the office: buyer, seller and two witnesses with original IDs.
- Before you pay: check title, encumbrance and court cases on the property and the parties.
01Why buyers get stuck
Most people searching for Gujarat property registration want two answers: how much will I pay, and what do I have to do. The process is not hard, but it has many small steps, and a mistake can mean a rejected slot, a wasted payment or a delayed deed.
There is also a bigger risk that the portal does not show you. The registration office checks that your papers are in order and that the duty is paid. It does not promise that the seller truly owns the property, that there is no loan on it, or that no court case is pending. Many buyers find this out only after they have paid.
Registered is not the same as safe
A registered sale deed proves the transfer happened. It does not cure a defect in the seller’s title. If the seller never had a clean right to sell, the registered deed will not fix that.
02What Garvi does
Garvi (Gujarat Registration) is the state’s online system for property registration, run by the Inspector General of Registration and Stamps. On the official portal at garvi.gujarat.gov.in, you can do these main things:
- Fill in the document details online (public data entry) before you go to the office.
- Pay stamp duty and registration fee online and get a payment receipt.
- Book an appointment at a Sub-Registrar office for the day you will sign.
- Look up the jantri (the government’s minimum land value, also called the ready reckoner or circle rate in other states) for your area.
- Search registered documents and the index of a property, which helps you see earlier transactions.
The exact menu names can change, so always start from the official home page and follow its current links.
03Documents you need
Keep these ready before you book your slot. Your Sub-Registrar office may ask for more, so check with them.
- The draft sale deed, prepared on the correct stamp paper or paid for online.
- Seller’s title papers: the earlier deeds, the 7/12 extract or property card, and proof of how the seller got the property.
- ID and address proof of buyer and seller (Aadhaar, PAN) and recent photographs.
- Two witnesses with their ID proof.
- Payment receipt for stamp duty and registration fee.
- Jantri value proof for the property, to show the duty was worked out correctly.
- Any no-objection or society papers, if the property is a flat in a society.
To confirm the land details first, see our guide to checking Gujarat land records online. To check for loans and earlier charges, see how to download an encumbrance certificate.
04Step-by-step registration in Gujarat
- Check the property first. Verify the seller’s title, the land record, the encumbrance and any court cases (see the section below). Do this before you pay anything.
- Find the jantri value. Look up the jantri rate for the locality, because duty is worked out on the higher of the sale price and the jantri value.
- Get the deed drafted. Have the sale deed drafted and agreed by both sides.
- Enter the details on Garvi. Fill in the property, party and document details through the online data entry on the portal.
- Pay stamp duty and registration fee. Pay online and save the receipt.
- Book your slot. Choose a date and time at the Sub-Registrar office that covers the property. Book only after payment, as the portal asks for payment details.
- Visit the Sub-Registrar office. Buyer, seller and two witnesses go with original IDs and papers. Photographs and thumb impressions are taken, and the deed is signed in front of the officer.
- Collect the registered deed. After scanning and checks, you receive the registered document with its registration number. Keep the original safe.
- Update the land record. After registration, apply for mutation so the revenue record shows you as owner.
05Stamp duty and registration charges in Gujarat
For a sale deed of a property, these are the charges commonly published for Gujarat. Rates and surcharges can change by government notification, so confirm on the official portal on the day you pay.
| Charge | Typical rate on sale deed | Notes |
|---|---|---|
| Stamp duty | 4.9% of the value (3.5% basic plus 1.4% surcharge) | Worked out on the higher of sale price and jantri value |
| Registration fee | 1% of the value | Waived for women buying in their sole name, as commonly stated |
| Total for a man or joint buyer | About 5.9% | Stamp duty plus registration fee |
| Total for a woman as sole buyer | About 4.9% | Registration fee waived |
Other deeds, such as gift deeds, leases and transfers within a family, can have different rates. Check the current schedule for your type of deed.
06Stamp duty vs registration fee, and the jantri value
Stamp duty
Stamp duty is a tax paid to the state on the transfer. It makes the document valid as evidence. A deed that is not properly stamped can be refused as evidence in court until the duty and penalty are paid.
Registration fee
The registration fee is a separate charge for recording the document in the public register. Registration gives the transfer public notice and legal standing under the Registration Act.
Jantri value (ready reckoner or circle rate)
Gujarat publishes a minimum value for land and buildings in each zone, called the jantri. If your agreed price is lower than the jantri value, duty is normally worked out on the jantri value. Paying on a lower value can bring a notice later and a penalty, so always check the jantri first.
07Check the property before you register
This is the step that protects your money. Do it before you pay duty and book a slot. A good check has four parts:
- Title chain: can the seller show an unbroken line of deeds back to a clear original owner?
- Land record: do the 7/12 extract or property card match the seller’s name and area? See Gujarat land records online.
- Encumbrance: is there any loan, mortgage or charge on the property? See the encumbrance certificate guide.
- Court cases: is the property, the seller or the builder a party in any pending case, such as a partition suit, a recovery suit or a title dispute?
The first three come from government records. The fourth is the one most people miss, because court cases are not shown in the land record or on Garvi. You have to search for them by property details and by the names of the parties.

10Frequently asked questions
How do I register a property in Gujarat?
Enter the document details on Garvi, pay the stamp duty and registration fee online, book a slot at the Sub-Registrar office, and visit with the buyer, seller and two witnesses. After checks, you receive the registered deed. Check title and court cases before you start.
What is the stamp duty in Gujarat?
For a sale deed, the commonly published rate is 4.9% of the value (3.5% plus a 1.4% surcharge), with a 1% registration fee on top. Rates can change, so confirm on the official portal before paying.
Do women get a rebate on registration in Gujarat?
Commonly, the registration fee is waived when a woman buys in her sole name, while stamp duty is still paid. Confirm the current rule on the official portal or with the Sub-Registrar office.
What is the jantri value?
Jantri is the government's minimum value for land and buildings in each zone of Gujarat. It works like the ready reckoner or circle rate in other states. Duty is normally worked out on the higher of the sale price and the jantri value.
Does registration prove that the seller owns the property?
No. Registration records the transfer and makes it legally valid, but it does not clear any defect in the seller's title. Check the title chain, the encumbrance and any pending court cases before you buy.
How can I check if a property has a court case in Gujarat?
Land records and Garvi do not show court cases. You need to search case databases by the property details and the names of the seller, builder and other parties. Claw lets you check litigation and title disputes by party name, and it has a free plan for individual advocates.
