Jharkhand Land Records Online (Jharbhoomi): How to Check Register-II (2026)
How to check your land record on Jharbhoomi, what Register-II and Apna Khata show, and why a land record alone does not prove clear title. Last verified October 2026.
How-To Guide · Jharkhand Land Records
To check Jharkhand land records online, open the official Jharbhoomi portal, pick your district, anchal and mauza, then search Register-II by owner name, khata number or khesra (plot) number. The record shows the owner, area, land type and entries on the plot. It is not proof of clear title, so a buyer should also check encumbrance and any court case on the land or the parties.
- Where to check: the official Jharbhoomi portal, by owner name, khata number or khesra (plot) number.
- What you see: Register-II and Apna Khata entries: owner, area, land type and rent details.
- Mutation: changes the name in the record after a sale or inheritance. It is not proof of title.
- Before you buy: also check encumbrance and any court case on the land or the parties.
01What the Jharkhand land record is
Most people searching for Jharkhand land records want one thing: to see who is recorded as owner of a plot, and whether the details match their papers. The state puts this information on Jharbhoomi, the official land records portal run by the Department of Revenue, Registration and Land Reforms.
Register-II
Register-II is the land register kept at the anchal (circle) office. It lists the raiyat (landholder), the khata number, the khesra (plot) number, area, land type, and the rent or lagan details. It is the record most buyers and banks ask to see.
Apna Khata
Apna Khata is the Record of Rights view for a landholder. It pulls up the holdings linked to a khata, so you can see all plots held under one account in one place.
Khatiyan
Khatiyan is the older name for the record of rights, prepared during land surveys. Many families still refer to their land by the old Khatiyan entry, so keep those numbers handy when you search.
This page is a guide, not the portal
We do not run Jharbhoomi and cannot show you a record. The official portal is the only source for the live record. This guide shows you how to use it and what to check next.
02Steps to check your land record on Jharbhoomi
The exact menu names can change, but the flow is the same.
- Open the official Jharbhoomi portal at jharbhoomi.jharkhand.gov.in. Type the address yourself. Do not click links from messages or ads.
- Choose the service you need, such as Apna Khata or Register-II.
- Select your district, then your anchal (circle), then your halka and mauza (village).
- Pick how you want to search: by owner (raiyat) name, by khata number, or by khesra (plot) number.
- Enter the details exactly as they are in your papers, and fill in the captcha.
- Open the record that matches. Check the owner name, khata, khesra, area and land type against your sale deed or older documents.
- View or print the extract. For a legal or bank use, you may need a certified copy from the anchal office. The online page is for reference.
If your village does not show up or the data looks old, the record may not be digitised or updated yet. Ask the anchal office (Circle Officer) before you rely on it.
03Search methods compared
You can usually find the same record in more than one way. Use the method that matches the papers you hold.
| Search by | What you need | Best when | Watch out for |
|---|---|---|---|
| Owner (raiyat) name | District, anchal, mauza and the name | You only know who owns it | Spelling differences, common names, and name changes over generations |
| Khata number | District, anchal, mauza and khata no. | You have an old rent receipt or Khatiyan entry | One khata can hold many plots |
| Khesra (survey/plot) number | District, anchal, mauza and khesra no. | You have the sale deed or plot details | Plot numbers can change after partition or survey |
| Plot-wise details | Plot or khesra number with village | You want the exact plot entry and area | Recent changes may not show yet |
If one method fails, try another. A name search often fails because of spelling, while a khesra search is usually the most exact.
04Mutation (dakhil-kharij) vs record update
People mix these up, and it causes trouble at the time of sale.
- Mutation (dakhil-kharij): the formal change of the owner’s name in the land record after a sale, gift, inheritance or partition. It is done by applying to the anchal office.
- Record update: a general correction or refresh of entries such as area, land type or spelling. It does not by itself change who owns the land.
A new buyer who has registered the deed but not mutated the record will still see the old owner on Jharbhoomi. That is why mutation should follow the sale quickly. To track an application, see our guide on how to check property mutation status in India.
Remember that mutation is mainly for revenue purposes, such as paying rent. It does not on its own create or prove ownership.
05A land record is not proof of clear title
This is the point many buyers miss. Register-II shows who is recorded and who pays the rent. It does not show whether the seller can legally sell, or whether someone else has a claim.
Before you pay, also check:
- Encumbrance: any loan, mortgage or charge registered on the property. See how to download an encumbrance certificate.
- Court cases: a pending suit over the plot, or against the seller, can block or undo a sale. These do not appear on the land record.
- Chain of title: the past deeds, partition papers and inheritance documents that lead to the seller.
- Land type and restrictions: in Jharkhand, some tribal land has transfer limits. Ask a local advocate if the land may be restricted.
The land record tells you who is on paper. Only title checks and a litigation check tell you whether that person can safely sell.
06Where Claw fits
Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.
Claw does not show Jharbhoomi records. Its role in a property purchase is the court check. Claw covers 9,102 forums and 30 crore+ judgments, and returns results in under 5 seconds, so you can search for cases involving the seller or the buyer by party name. The same search helps you spot a pending dispute before you pay.
Before you buy, create a free Claw account to check any court cases on the land or the parties by name. That is a property litigation check and an entity check in one. If you want to run this at volume, for example for a lender, see the guide on litigation search APIs for NBFCs and banks.

08Frequently asked questions
How do I check Jharkhand land records online?
Open the official Jharbhoomi portal, choose Apna Khata or Register-II, select district, anchal and mauza, then search by owner name, khata number or khesra number. Compare the result with your deed.
What is Register-II in Jharkhand?
Register-II is the land register kept at the anchal office. It lists the landholder, khata and khesra numbers, area, land type and rent details for each plot.
What is the difference between Apna Khata and Register-II?
Apna Khata shows the holdings under one landholder account. Register-II shows plot entries in the register. Both are on Jharbhoomi, and you can use either to cross-check your papers.
Is the Jharbhoomi record proof of ownership?
No. It shows who is recorded and pays rent. Ownership depends on valid title documents. Check encumbrance, the chain of deeds and any court cases before you buy.
What is mutation or dakhil-kharij?
It is the formal change of the owner name in the land record after a sale, gift or inheritance, applied for at the anchal office. It is mainly a revenue record and does not itself prove title.
How can I check if there is a court case on a plot?
Land records do not show cases. Search the seller and buyer by name for litigation. A free Claw account lets you search by party name across Indian courts before you buy.
