HARERA (Gurugram and Panchkula) Complaint & Project Status: How to Check Online (Haryana, 2026)

How to check a HARERA complaint status and a project or agent registration on the official Haryana portal, how the two differ, and what to do when an order is passed.

How-To · Haryana RERA Status

You filed a complaint against a Gurugram or Panchkula builder, or you want to confirm a project is registered before you pay, and the portal gives you a search box with no clear instructions. To check a HARERA complaint, open the official Haryana RERA portal, go to the complaint search, pick the authority (Gurugram or Panchkula), and enter the complaint number and year. To check a project or agent, use the registration search instead. They are two different records. Claw can track RERA and Haryana REAT matters by party name with alerts.

The short answer
  • Official portal: haryanarera.gov.in, with complaint search by authority, number and year.
  • Two authorities: HARERA Gurugram and HARERA Panchkula. A complaint sits with one.
  • Complaint is not registration: check both before you buy or lend.
  • Appeal: to the Haryana REAT at Panchkula within 60 days of receiving the order (Section 44(2)).
  • Alerts: create a free Claw account to track matters by party name.

01Why Haryana status checks confuse people

Haryana has two real estate regulators, and that is the first source of confusion. The Haryana Real Estate Regulatory Authority, Gurugram (HARERA Gurugram) handles Gurugram and the districts allotted to it. The Haryana Real Estate Regulatory Authority, Panchkula handles the rest of the state. Both run on one portal, but a complaint sits with only one of them.

The second source of confusion is the word “status”. A buyer may mean the status of a complaint. A broker or lender may mean the registration status of a project. An advocate may mean the status of an order or an appeal. Each has a different search on the portal, and each needs different details.

The third problem is timing. Orders are uploaded on the portal, and appeal clocks run from the date you receive the order. A missed update can cost you the right to appeal.

This page covers Haryana only. For the general process across India, see how to check RERA case status in India. For Maharashtra, see how to check MahaRERA complaint status.

02Complaint status vs registration status vs order search

Before you search, decide which record you need.

  • Complaint status: where your complaint against a promoter or agent stands. It shows the authority, the case number, the next hearing date and the stage.
  • Registration status: whether a real estate project or a real estate agent is registered with the authority. This is not about any dispute. It tells you if the project can lawfully be advertised and sold.
  • Order search: the orders and judgments passed in a complaint. These are usually available as PDFs linked to the complaint record.

A project can show as registered and still have complaints against it. A complaint can be disposed of while the project remains registered. Always check both records when you are making a buying or lending decision.

Also note that RERA complaints are filed under the Real Estate (Regulation and Development) Act, 2016. They are separate from consumer commission cases and civil suits, which are not tracked on this portal.

03Steps to check HARERA complaint status

The official portal is haryanarera.gov.in. The exact menu names can change, so treat the labels below as a guide.

  1. Open the portal. Go to haryanarera.gov.in in your browser.
  2. Find the complaint section. Use the complaint menu on the home page and choose the option to search a complaint.
  3. Select the authority. Choose HARERA Gurugram or the Panchkula authority. If you pick the wrong one, you will see no result.
  4. Enter the case details. Add the complaint number and the year. Some searches also let you search by party name, which helps if you lost the number.
  5. Open the record. The complaint detail page shows the parties, hearing dates and proceedings.
  6. Download the orders. Orders are linked as PDFs on the record. Save each one and note the date you received it.

Keep your acknowledgement copy. If a complaint is not visible, give the portal a day or two after filing and then check again.

04Steps to check project or agent registration

Use this route to confirm a project before you book a flat, or to verify an agent before you pay a fee.

  1. Open the portal and go to the registered projects or registered agents section.
  2. Search the project. Use the project name, the promoter name, the district or the registration number.
  3. Check the registration details. Look at the registration number, the validity period and any extension recorded.
  4. Read the project page. It typically carries the promoter, the layout and the declared completion date, and the quarterly updates if filed.
  5. Cross-check complaints. Then run the complaint search with the promoter name, so you see disputes as well as the registration.

If a project is not on the portal, do not assume it is a data gap. A project that needs registration and is not registered should be treated as a red flag.

06After the order: the appeal route to the Haryana REAT

An order of the Authority or the adjudicating officer can be appealed to the Real Estate Appellate Tribunal for Haryana (Haryana REAT), which sits at Panchkula. Under Section 44(2) of the Real Estate (Regulation and Development) Act, 2016, the appeal must be filed within 60 days from the date the copy of the order is received. The Tribunal can condone delay only for sufficient cause, and recent Haryana REAT orders show it takes delay seriously.

  • Note the date you received the order, not only the date it was passed. Keep proof of receipt.
  • A promoter appealing a money order faces a pre-deposit condition under the Act. Check Section 43(5) and the current rules with your advocate.
  • The next step after the Tribunal is the High Court, on the grounds the Act allows.

This page is a status guide, not legal advice. For appeal strategy, speak to an advocate who practises before the Authority and the Tribunal.

07Common problems and how to handle them

The complaint does not show up

Check the authority (Gurugram or Panchkula), the year and the number format. A single wrong digit returns nothing. If you have only party names, try a party-name search.

The order PDF is hard to read

Some uploaded orders are scanned images. Download them and read the operative part first, which gives the direction, the amount and the time allowed.

The portal is slow or down

Government portals can be slow on peak days. Try later, and keep a downloaded copy of anything important.

You hold many matters

Checking each complaint by hand does not scale. Advocates and lenders with a long list of builders and buyers need alerts on new hearing dates and orders. For tooling in this area, see our guide to RERA case management software in India, or read how an API for litigation monitoring fits larger teams.

08Where Claw fits

Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.

For HARERA work, Claw does not replace the official portal. It watches for you. Claw tracks RERA and Haryana REAT matters by party name and sends alerts on new hearing dates and orders, so you do not need to search the portal every week. Its case management covers 9,102 forums, including tribunals and district courts, and its judgment search covers 30 crore+ judgments with results in under 5 seconds. Claw does not use customer case documents to train AI models.

Create a FREE Claw account to track HARERA (Gurugram and Panchkula) and Haryana REAT matters by party name. A free Claw account is required. The free plan is for individual advocates. Team and enterprise plans are paid.
