GujRERA Complaint & Project Status: How to Check Online (Gujarat, 2026)
A plain, step-by-step guide to checking a GujRERA complaint, a project registration, or an order online, and what to do when you disagree with the result.
How-To · Gujarat RERA Status
Most people who search for a GujRERA complaint status are stuck at the same point: the complaint is filed, nobody has called, and the portal shows a screen they are not sure how to read. You can check a Gujarat RERA complaint, a project registration or an order on the official GujRERA portal, but these are three different searches with three different meanings. This guide explains each one, shows the steps, and covers what to do when an order is wrong and you need the appellate tribunal. Last verified in October 2026.
- Complaint status: use the public complaint search on the official GujRERA portal, by complaint number or party name.
- Registration status: use the registered projects or agents search, and match the registration number to your agreement.
- Appeal: orders go to the Gujarat Real Estate Appellate Tribunal, generally within 60 days, then to the Gujarat High Court.
- Ongoing tracking: create a free Claw account to track GujRERA and Gujarat REAT matters by party name.
01Why GujRERA status is confusing
The short answer: to check a GujRERA complaint status, use the public complaint search on the official portal, and to check a project or agent, use the registration search. They are not the same tool.
Gujarat Real Estate Regulatory Authority (GujRERA) is the state regulator set up under the Real Estate (Regulation and Development) Act, 2016. It sits in Gandhinagar and runs a single online portal for registrations, agents, complaints and quarterly project updates. Because one portal does all of this, people often search in the wrong place and decide that nothing exists.
Three questions that look like one
A homebuyer asking "what is the status?" may mean the complaint they filed. A lender asking the same thing may mean whether the project is registered at all. A lawyer may mean whether an order has been passed and whether the appeal time has started. Each needs a different search.
The portal shows the stage, not the story
The portal usually tells you the stage of a matter, the hearing date and any uploaded order. It will not tell you why a hearing was adjourned or how the authority is likely to rule. For that, you read the order itself and follow the matter closely.
A GujRERA complaint, a GujRERA registration and a GujRERA order are three different records. Check the one that answers your question.
02Complaint status vs registration status vs order search
Complaint status tells you where a dispute stands, registration status tells you whether a project or agent is legally registered, and an order search shows what the authority has decided.
Complaint status
This is about a dispute filed by an allottee or another person against a promoter, an agent or an allottee. It shows the complaint number, parties, stage and next date. A complaint to the authority is usually brought under Section 31 of the RERA Act. Claims for compensation are generally handled by the adjudicating officer under Section 71, so check which forum your matter is in.
Registration status
This is about the project, the promoter or the real estate agent. It shows the registration number, the validity period, the project details and later updates. A lender, buyer or advocate uses it before paying money or giving a loan. Under the Act, projects above the notified size and agents must be registered before they advertise or sell.
Order search
This is about the decision itself. Final orders and directions are normally uploaded against the matter. The date of the order matters because the appeal period runs from it.
Do not mix the numbers
A complaint number and a project registration number are different. Searching a registration number in the complaint search, or the reverse, will show no result even though both records exist.
03Steps to check a GujRERA complaint status
You can check a GujRERA complaint on the official portal in a few steps, and registration is needed only to see your own dashboard.
- Open the portal. Go to gujrera.gujarat.gov.in and find the complaints section on the home page.
- Choose the search type. Search by complaint number if you have it. If not, use the complainant name, respondent name or project name.
- Enter the details carefully. Use the spelling on the filed complaint. Builder names often appear as company names, so try the full registered name.
- Open the record. Read the stage, hearing date and any order or notice uploaded.
- Use your dashboard if you filed it. A complainant who registered on the citizen section with email and mobile can log in and track their own filings.
- Save a copy. Download any order and note the date. You will need it for compliance or appeal.
Gujarat has also moved towards paperless complaint processing, so many filings and notices are now handled online. Check that your email and mobile number on the portal are current so you do not miss a notice.
04Steps to check a project, promoter or agent registration
To check GujRERA registration status, search the registered projects or agents list on the same portal.
- Go to the registered projects or agents section on the GujRERA portal.
- Search by project name, promoter name, district or registration number. If you only know the brand name, try the legal entity name from your agreement.
- Open the project page. Note the registration number, the validity or end date, the promoter and the stated completion date.
- Read the updates. Quarterly updates and any extension show whether the project is on track.
- Match it to your documents. Compare the registration number printed on your builder buyer agreement and advertisements with the portal.
- Check the agent too. If you dealt with a broker, confirm the agent has a valid registration in the agents list.
If the project does not appear, do not assume fraud. It may be listed under a different name, or it may fall outside the registration threshold. Ask the promoter for the registration certificate and verify it on the portal.
05Methods to check status, compared
The official portal is the source of truth, and other methods help only with convenience or monitoring.
| Method | What it shows | Needs login | Best for | Limit |
|---|---|---|---|---|
| GujRERA public search | Complaint stage, hearing date, orders, project and agent records | Not for public search; yes for your own dashboard | A one-time check | You must remember to check again |
| GujRERA citizen dashboard | Your own filed complaints and replies | Yes (email and mobile) | Complainants and respondents | Only your own filings |
| Authority office or helpdesk | Help with a stuck record or a wrong entry | No | Corrections and clarifications | Slower; office hours only |
| Gujarat REAT records | Appeals against GujRERA orders | Depends on the tribunal channel | Appeal tracking | A separate forum from the authority |
| A tracking tool such as Claw | Matters by party name with alerts across forums | Yes, free account | Lawyers and lenders watching many parties | Does not replace reading the official order |

06Appeal route: from GujRERA to the Gujarat REAT
An order of GujRERA or its adjudicating officer can be challenged before the Gujarat Real Estate Appellate Tribunal (Gujarat REAT), and then in the Gujarat High Court.
The three levels
- GujRERA or the adjudicating officer: the first forum for complaints and compensation claims.
- Gujarat REAT: the appellate tribunal under Section 43 of the RERA Act. Appeals against authority and adjudicating officer orders go here under Section 44.
- Gujarat High Court: a further appeal on a question of fact or law lies under Section 58.
Deadlines and deposits
An appeal to the tribunal is generally to be filed within 60 days of receiving the order, and the tribunal can condone a delay for sufficient cause. A promoter who appeals an order that imposes a penalty or directs payment to an allottee must usually deposit the required amount before the appeal is heard. Read the order and the Act carefully, because the exact condition depends on what was directed.
Why the order date matters
The clock runs from the order, not from when you looked at the portal. If you only check status once a month, you can lose a week or more of your appeal time. That is why many lawyers set alerts and diarise the date the day an order appears.

07Common problems when checking GujRERA status
Most failed searches come from a small set of causes, and each has a simple fix.
- No result for a name: try the full company name, a shorter part of it, or the project name. Do not use only a trade name.
- Wrong search type: a registration number will not work in the complaint search. Use the project or agent search for it.
- Old data: a recent hearing may not be uploaded yet. Check again after a day or two, or ask the helpdesk.
- Portal slow or down: try again at a quieter hour. Do not file a duplicate complaint just because a page failed to load.
- Complaint in the wrong forum: a compensation claim may sit before the adjudicating officer, not the authority. Check the title on the record.
