Assam Land Records Online (Dharitree): How to Check Jamabandi (2026)
How to check Assam land records (Jamabandi) online on Dharitree, what the record shows, and why a land record alone is not proof of clear title.
How-To · Assam Land Records
To check Assam land records online, open the Dharitree portal, choose the district, revenue circle, mouza (village) and then search by owner name, dag number, patta number or plot to view the Jamabandi (Record of Rights). The record shows who is recorded as the holder, the land type, area and revenue. It is not proof of clear title, so a buyer should also check the encumbrance and any court cases.
- Where to check: the official Dharitree portal at revenueassam.nic.in (confirm the live address).
- How to search: district, circle and mouza, then owner name, dag number or patta number.
- What you see: holder, land class, area and revenue from the Jamabandi (Record of Rights).
- Not proof of title: also check encumbrance and any court cases on the land or the parties.
01What Jamabandi (Record of Rights) means in Assam
In Assam, the land record is kept by the Revenue and Disaster Management Department. The main record is the Jamabandi, which many people also call the Record of Rights. It lists, for each mouza (revenue village), the land holdings, the person recorded as the holder, and the revenue due.
You will meet a few local terms when you read it:
- Dag number: the number of one plot on the survey map. It is the Assam counterpart of a survey or khasra number.
- Patta number: the number of the land holding under one holder. It is close to what other states call a khata.
- Mouza and revenue circle: the village unit and the local revenue office area under which the land falls.
- Land class and area: for example agricultural, homestead or town land, and the area in bigha, katha and lessa.
Online access is through the Dharitree system, also known as ILRMS (Integrated Land Records Management System).
02How to check Assam land records on Dharitree
The official portal changes its screens from time to time, so treat these steps as a guide and follow what you see on the site.
- Open the official Assam revenue portal at revenueassam.nic.in and go to the Dharitree or ILRMS land record section.
- Choose the option for Jamabandi or Land Record.
- Select the district, then the revenue circle, then the mouza (village).
- Choose how you want to search: by dag number, patta number, or the holder (owner) name.
- Enter the details and click search.
- Open the result to see the holder name, land class, area and revenue. Save or print it if the portal allows it.
Tip
Get the dag number and patta number from the seller or an old sale deed. Owner name search can return many similar names, so a number is the safest way to land on the right plot.
03Ways to search: owner, dag, patta and plot
You can usually reach the same record in more than one way. This table shows which input fits which situation.
| Search by | What you need | Best when | Watch out for |
|---|---|---|---|
| Owner name | District, circle, mouza, holder name | You only know who the seller is | Spelling differences and many people with the same name |
| Dag number (survey/khasra equivalent) | District, circle, mouza, dag number | You have the plot number from a deed | Plots can be split, so check the latest dag |
| Patta number (khata equivalent) | District, circle, mouza, patta number | You want all land under one holding | One patta can cover many dags |
| Plot / location | Village and plot details from the sale papers | You are tracing a specific parcel | Old and new numbers may differ after survey changes |
If your search returns nothing, try the other method, check the mouza spelling, or confirm the circle. Do not assume the land is missing.
04Mutation (namantaran) versus a record update
A land record changes only when the revenue office updates it. This is where many buyers get confused.
- Mutation (namantaran): the formal change of the recorded holder after a sale, inheritance, gift or partition. Until it is done, the Jamabandi may still show the old owner.
- Record update: a correction or revision in the record, such as area, land class or spelling of a name.
So a buyer who has signed a sale deed but not yet mutated the land will not see their name online. Likewise, a seller may show a deed while the record still names someone else. To follow a pending application, read our guide on how to check property mutation status.
05A land record is not proof of clear title
This is the most important point. The Jamabandi is a revenue record. It mainly shows who pays the land revenue and who is in the records. It does not, by itself, prove ownership.
The record tells you who is listed. It does not tell you whether someone else is fighting over the land.
Before you pay, check these as well:
- Chain of documents: the earlier sale deeds that led to the current holder.
- Encumbrance: loans, mortgages or charges on the land. See how to download an encumbrance certificate.
- Court cases: a suit about the land, or against the seller or a past owner, that has not shown up in any revenue record.
Court cases are the gap most buyers miss, because a pending dispute does not appear on the land record at all.
06Common problems and what to do
- The record shows the old owner: mutation may be pending. Ask for the mutation order or application number.
- Area does not match the deed: ask the circle office for a correction and a fresh measurement if needed.
- Name spelling differs: search with variations, and rely on dag or patta number instead.
- The portal is slow or down: try again later, or request a certified copy from the circle office.
- Online record looks incomplete: some older entries may be updated slowly. Confirm with the local revenue office.

09Frequently asked questions
How do I check Assam land records online?
Open the Dharitree portal on the official Assam revenue site, choose the district, revenue circle and mouza, then search by owner name, dag number or patta number to view the Jamabandi.
What is Jamabandi in Assam?
Jamabandi, also called the Record of Rights, is the revenue record that lists land holdings in a mouza, the recorded holder, the land class, the area and the revenue due.
Is a Jamabandi proof that the seller owns the land?
No. It is a revenue record and shows who is listed. Ownership depends on the chain of title documents, and you should also check encumbrance and court cases.
What is the difference between mutation and a record update?
Mutation (namantaran) changes the recorded holder after a sale, inheritance or partition. A record update corrects details such as area, land class or name spelling.
How can I check if there is a court case on Assam land?
The land record will not show it. Search court records by the names of the seller and past owners. Claw lets you create a free account and check cases by party name, including name variations.
Is Claw the official Assam land records site?
No. Dharitree on the official Assam revenue portal is the government source. Claw helps you check court cases and parties before you buy.
